A pre-purchase building and pest inspection is an inspection carried out before you purchase a property. This inspection will identify any major building defects within the property. The inspector will compare the property inspected with other buildings of a similar age and construction. This inspection will provide you with both a building report and a timber pest inspection report.

The building report is a thorough report, which will provide essential information on any significant building defects or problems found throughout the property.  The pest report will identify any evidence of termite damage or activity, both past and present within the property and its surroundings.

Building Inspection

A pre-purchase building inspection is a thorough visual inspection of the property which aims to identify any major defects in all areas of the building and its surroundings. The inspection can identify any areas that may require maintenance or repair and anything that may be a major concern or safety issue within the property.

  • The exterior of the building
  • The interior of the building
  • The roof and roof tiles
  • The sub-floor
  • Fences
  • Outbuildings, such as garages and sheds.

The building inspection covers potential defects including -

  • Damaged roof coverings, gutters and leaks
  • The condition of exposed footings, retaining walls and timber frames
  • Leaks and damage to wet areas -  bathrooms, laundries and kitchens
  • Damp issues to the building and all wet areas
  • Overall condition of the building structure
  • Potential safety hazards

After the building inspection is carried a thorough building report is provided which will give any potential property buyer an overall description of the building and a clear understanding of any major defects found which is essential before you purchase a property. The comprehensive report will also contain full colour photographs of any defects found which give you a clear picture of the property being purchased.

Pest Inspection

A pre-purchase pest inspection is a thorough visual inspection of the property which aims to identify any evidence of past or present termite activity within and around the property. The inspection will identify any damage to the property caused by timber pests which may require maintenance or repair or may be a major concern or safety issue to the property.

Areas inspected for termite activity or damage include –

  • The sub-floor
  • Roof void
  • Internal rooms
  • External walls
  • Trees on site
  • Timber fences
  • Outbuildings, such as garages and sheds
  • Timber furniture

The pest inspection covers potential defects including –

  • The presence of termite activity past and present
  • Termite damage
  • Significant decay
  • Poor sub-floor ventilation
  • Past termite treatments where evidence is provided

After the pest inspection is carried out a thorough pest report is provided which will give any potential property buyer clear information on any evidence of termite activity or damage found within the property which is essential before you purchase a property. This will be supported by clear images of any defects found. The report will also provide recommendations for any treatment necessary for termite activity present and/or the prevention of further termite attacks.
